Program availability and terms are set by the Washington State Housing Finance Commission (WSHFC) and local agencies and change over time. A Note on Loan Types

Your down payment depends heavily on your loan type. Conventional loans allow relatively low down payments, FHA loans are designed for lower down payments, and VA and USDA loans let many eligible buyers purchase with little or nothing down. There's no single right answer - the point of getting pre-approved is to see which path fits you best.

Do I need a buyer's agent - and what does the agreement mean?

You can find listings online yourself, and we encourage you to browse. But representation is about far more than opening doors.

When you work with us as your buyer's agent, we represent your interests - not the seller's. We help you read a home's true condition and value, craft an offer that competes without overpaying, negotiate repairs and terms, and keep the many moving parts of a transaction on track through closing. A listing agent at an open house represents the seller; as your agent, we're in your corner.

In Washington, that relationship is put in writing through a Buyer Brokerage Services Agreement, and under nationwide rules that took effect in 2024 a written buyer agreement is signed before touring homes. This is genuinely good for you: it spells out how we represent you, what we'll do on your behalf, and how our compensation works - all transparent and up front. Buyer-agent compensation is negotiable and documented; sellers can still offer to cover some or all of it, or it can be handled through the offer.
